Over the course of three decades EMPIRE DEVELOPMENT & EMPIRE REAL ESTATE has had the awesome opportunity to work on several projects in the Mid-Atlantic Region of the United States.  Listed below is a sampling of our clients' projects we have successfully completed.

RETAIL

 BATTLEFIELD COMMONS BUILDING, MECHANICSVILLE, VIRGINIA

EMPIRE DEVELOPMENT continued its relationship with Battlefield Commons LLC.  Design is underway on a two story mixed use building totaling 20,000 square feet. The building is being designed for retail or office users on the first floor. First floor suites have private entry doors, large display windows, signage and are all protected by a covered walkway. The second floor office space will be accessable by a grand staircase and elevator and will have 9' ceilings. Construction is anticipated to start in the second half of 2005.


ADVANCE AUTO PARTS, NORFOLK, VIRGINIA

Due to the major rail and roadway improvements being made to facilitate access to Norfolk International Terminals, VDOT exercised eminent domain over a 16,000 square foot shopping center owned by CGE Corporation. CGE was offered a replacement parcel containing approx. 2.5 acres along Hampton Blvd., upon which it planned to build a new center to house the tenants being relocated from the existing building. The final development plan included one restaurant outparcel, a 7,100 square foot shopping center and a 7,000 square foot Advance Auto


NORTH END SHOPS, PACIFIC AVENUE, VIRGINIA BEACH, VIRGINIA


This 30 year old retail center was out dated, lacked visual appeal and had lost all of its long time tenants. In an effort to attract high-end tenants back to the center, the Cooper Family, owners of the center, decided to perform a complete façade renovation. The project was 100% leased prior to completion.


OFFICE DEVELOPMENT PROJECTS

NORTHRUP GRUMMAN MISSION SYSTEMS OFFICE BUILDING 

ATLANTIC ROAD, WALLOPS ISLAND, VIRGINIA

Northrop Grumman Mission Systems has been expanding their role with the US Navy at the Surface Combat Center located at Wallops Island, Virginia. In order to meet the increasing demands of their contract, they sought a build-to-suit developer to assist them in constructing a new facility as choices for existing properties were limited. 


CAPITAL ONE OPERATIONS CENTER, RICHMOND, VIRGINIA

Shortly after Capital One’s initial public offering, the company embarked upon a rapid growth plan. A key component of the plan was the integration of the data processing and storage, card embossing and bill processing functions under one roof...immediately. The building was constructed under a fee development arrangement with penalties for late delivery. 


LIBERTY PLAZA I, RICHMOND, VIRGINIA

This project was a speculative office building designed to capture the high profile tenants seeking space in the fast growing Innsbrook Corporate Center. The building was leased during construction to Capital One and UNUM Insurance.


INDUSTRIAL/FLEX-USE

PARHAM FOREST, RICHMOND VIRGINIA

EMPIRE DEVELOPMENT is acting as both co-owner and development manager of Parham Forest West, a three building, 36,000 square foot Industrial condominium project located in the heart of the metro-Richmond area. The project will consist of three, 12,000 square foot buildings, a truck court and ample parking.


WOODLAND CENTER, EAST PARK COURT, SANDSTON VIRGINIA

A local business owner and investor desired to relocate his operations and construct additional space to lease to others. This site was selected due to it’s proximity to both I-64 and I- 295. Additionally, a review of market conditions indicated that it would be feasible to construct space for small users who did not have high-quality alternatives with adequate parking.



SUFFOLK FLEX BUILDING, SUFFOLK, VIRGINIA

The City of Suffolk Industrial Development Authority (IDA) was seeking a developer to construct a “Class A” Office / Warehouse (“Flex”) building at the entrance to Suffolk Industrial Park. EMPIRE DEVELOPMENT teamed with a local General Contractor and proposed a 25,000 square foot, single story building that could provide space to tenants as small as 2,500 square feet, up to the entire building. The project was designed for maximum flexibility, with vehicle parking in the front and a 150’ truck court in the back.



INDIAN RIVER DISTRIBUTION CENTER, CHESAPEAKE, VIRGINIA

Ashley Capital is a nationwide owner of industrial property based in New York City. Ashley has engaged the services of EMPIRE DEVELOPMENT to act as Landlord’s Representative for the development / redevelopment and Tenant fit-up of properties in the Hampton Roads Region. EMPIRE’s largest project to date with Ashley was the development of the 168,000 square Foot Indian River Distribution Center in Chesapeake, VA.
